How it works
The life of an escrow
Escrow opened
We receive the executed contract, assign a file number, and send opening instructions to both sides the same business day.
Deposit and title ordered
Earnest money is receipted into the trust account and the preliminary title report is ordered so any liens surface early rather than late.
Demands and disclosures
Payoff demands, HOA document packages and lien releases are requested on day one, then chased until they arrive. These are what most often move a closing date.
Loan documents
The lender delivers documents, we prepare the estimated settlement statement, and signing is scheduled around the parties rather than the office.
Signing and funding
Signing with a notary, documents returned to the lender, funding authorised, and every party told where the file stands.
Recording and close
Recorded with the county, proceeds disbursed, and final settlement statements issued to both sides.

What does an escrow holder actually do?
An escrow holder is a neutral third party that holds funds and documents until every condition of the purchase contract has been met, then records the transfer and disburses the money. It does not represent the buyer or the seller. That neutrality is the service.
How long does an escrow take?
Thirty days is typical for a financed purchase, and it can be considerably shorter for cash. The two things that most often extend it are outstanding lender conditions and waiting on an HOA document package.
Who chooses the escrow company?
In California it is negotiable, and it is normally agreed in the purchase contract. Either side can propose an escrow holder; both sides have to accept.
Who pays the escrow fee?
It varies by county and by what the contract says. Across much of Southern California the fee is split between buyer and seller, but the purchase agreement controls.
How do I send my funds safely?
Call our office on a number you already have and verify the wiring instructions by voice before you send anything. We will never send you wiring instructions by email, and we will never change them by email.
What is a preliminary title report?
It is the title company’s statement of what it finds of record against the property — liens, easements, restrictions and the current vested owner — and the conditions on which it will insure. Read it early. It is the document that tells you what has to be cleared before closing.
What is a PCOR?
A Preliminary Change of Ownership Report. It is filed with the county recorder alongside the deed and tells the assessor how the property changed hands, which determines whether it is reassessed. Filing it at recording avoids a penalty and a follow-up questionnaire.
